Concept design phase where layout options, structural changes, and key design ideas are sketched and reviewed with the client to confirm the general direction.
Detailed design and planning, including floor plans, elevations, structural engineering (where walls are being moved or added), and coordination of mechanical/electrical/plumbing requirements.
Permitting and approvals, where the renovation plans are submitted to the municipality, building department, and any relevant authorities, with revisions made as needed.
Pre-construction preparation including final budgeting, schedule creation, ordering long-lead materials, and organizing trades, temporary utilities, and protection of existing finishes to remain.
Demolition and structural work, carefully removing existing components, opening up walls/floors/ceilings, reinforcing structure as needed, and constructing any additions or major alterations.
